West LA fire expected to cost millions in damage

12 people are injured and over 100 tenants relocated after a fire on the 11th floor of the high rise at Wilshire and Barrington.  Because this building was over 52 years old it was not equipped with a fire suppression system.  Don't let this happen to your building, make sure you are ready for anything, more information on the fire at The LA Times.

So you're in REAP, but how do you get out?

At New Choice Contractors, we have navigated through the process and secured many properties out of REAP over the years successfully.  We are very familiar with the process, we know the codes and what the inspectors are looking for.  Fire and health and safety violations are usually the main concern of most citations.  We have a trained staff who know how to rectify code violation issues in REAP. 
Rent Escrow Account Program Removal Process
  • Los Angeles Housing Dept. needs its inspector to sign off on the property.
  •  A 3rd party non-profit orgainization will re-inspect the property to double check the corrections and any new items that may have come out during this time and, once satisfied, will report back to the LAHD
  • Then, LAHD will check with LA Dept. of Water and Power to see if there is any past due delinquencies.  The account must be current before you can schedule a case with the City Counsel
  • Once all the agencies give their "OK" you can schedule a case with City Counsel
  • When the case is approved for removal by the City Counsel letters will go out and the account and rent reduction are terminated 30 days after the notice of removal.
